Silicon Valley first
Explore Sunnyvale, Palo Alto, Mountain View, Los Altos, Cupertino and San Jose. Compare the tract and the actual home rather than relying on a city label alone.
Property Nerds® / Boyenga Team buyer services
Search Eichler homes for sale across Silicon Valley and the Peninsula, then look beyond the listing photos. Eric and Janelle Boyenga help you connect the neighborhood, architecture, condition and purchase strategy—so your next move starts with a clearer picture.

01 / The public market
Start with our existing Bay Area Eichlers collection. Use the listing controls to refine price and bedrooms, view the map, and open individual property details. Review the listing status before planning a showing.
The connected feed is MLSListings, with account coverage identified as Silicon Valley and South Bay, Peninsula and Monterey Bay. “Bay Area Eichlers” is the collection name—not a promise of every Bay Area listing. Results depend on participating feeds and search criteria. Confirm Eichler identity, location and availability for each home.
If the embedded results do not load, use the full-results link. Private and off-market opportunities are discussed separately with the team.
02 / Explore the map
Use the full listing search to explore cities, price ranges and locations within the connected feed. This broader search can include homes by other builders; a mid-century appearance or an Eichler keyword is a starting point for research, not proof of attribution.

Explore Sunnyvale, Palo Alto, Mountain View, Los Altos, Cupertino and San Jose. Compare the tract and the actual home rather than relying on a city label alone.
Research the Peninsula, East Bay and Marin. For areas with limited or missing feed results, ask us to confirm coverage and help define the next search step.
The Eichler Match Desk / Make the search personal

Is it the ceiling line, the garden view, the privacy or the way the rooms connect? Share the listing link and what draws you to it. We can help frame the questions for your next showing and identify which preferences belong in your search.
Start with our Find Your Eichler Fit guide, then bring your priorities to a conversation with Eric and Janelle.
Look for where glass meets the garden, then ask how orientation, shade and time of day affect the rooms you will use most. A bright photograph is one moment; a second visit helps you test your everyday routine.
Trace the route from parking to kitchen, bedroom to bathroom and work area to living room. Compare the documented floor plan with what is there today, and ask which changes have supporting records.
03 / Beyond the public search
A public search shows what is available for public display. A personal search starts with a conversation about what you need—and which additional opportunities can appropriately be shared with you.
As Compass agents focused on Eichler buyers and sellers, Eric and Janelle can discuss whether seller-authorized Compass Private Exclusives, coming-soon homes or other permitted opportunities fit your search. Availability changes, and some sellers limit how information and showings are shared.
Tell us your preferred tracts, budget, timeline and renovation comfort. A specific brief helps us ask relevant questions of listing agents and identify opportunities worth investigating.
“Four bedrooms” can describe very different living experiences. We help you compare atrium circulation, privacy, bedroom separation and the relationship between living rooms and gardens.
Private access is property-specific and subject to seller instructions, brokerage policies and applicable rules. No particular private listing, advance notice, exclusivity or purchase outcome is guaranteed. Public IDX listings are not exclusive to the Boyenga Team.
04 / Your buyer advantage
Our buyer services connect discovery with due diligence. We help organize the questions, records and decisions that turn an attractive listing into an informed purchase.
Separate non-negotiables from preferences: locations, monthly comfort, layout, outdoor space, accessibility needs, timing and appetite for projects. Discuss representation, responsibilities and compensation before engaging.
Build a tract shortlist and test the actual journey at times that matter to you. Compare lot orientation, street conditions, privacy and available floor plans. Verify schools and boundaries directly for a particular address.
Organize disclosures, inspection reports, permits and renovation records. Bring roof, drainage, glazing, heating and electrical questions to qualified professionals. A marketing photograph cannot establish a system’s condition.
Review relevant comparable properties, condition differences and your budget with the team. Discuss price, contingencies, timing and negotiation choices in the context of the specific home.
Track milestones with your lender, escrow team and other professionals. Keep unresolved questions visible and understand what must be verified before each contractual decision.
Collect manuals, warranties, contractor details and maintenance records. Use our ownership resources to organize priorities and preserve the architectural qualities that drew you to the home.

06 / Search questions
No. The collection uses the connected listing feed and its saved search criteria. Some listings may lack useful architectural keywords, and regional coverage varies. Share a property or neighborhood with the team when you want help verifying a match.
The public IDX search is separate from seller-authorized private opportunities. Ask the Boyenga Team what can currently be shared for your criteria; no private inventory is promised by this page.
Use the listing description as an initial clue. Ask for supporting tract, builder and property documentation. A post-and-beam roof, atrium or mid-century design alone does not establish the builder or architect.
Tell the team what you mean by that feature and share examples. Listing fields may not consistently identify architectural details. Compare available documentation with the current layout during a showing.
Send your target cities or tracts, approximate budget, purchase timing, bedroom needs, project tolerance and a few homes you like. Add what attracts you to each home; that often reveals more than a checklist.
