Mortgage Calculator

Property Nerds® / Eichler ownership planner

Love the architecture.
Know the numbers.

Explore an Eichler purchase with a mortgage estimate and a separate ownership budget. Change the price, down payment and financing assumptions, then allow for the house you are actually considering.

The starting numbers are an illustrative scenario, not current mortgage rates, property quotes or typical Eichler costs. Replace every example with your lender’s and property-specific estimates. No sign-up is required.

Your purchase & loan
Fixed-rate, fully amortizing loan. Enter the interest rate, not APR. This is not a loan quote or approval.
Property-specific monthly costs
Zero means excluded from this scenario, not that the cost does not apply. Enter mortgage insurance from your lender; it is not calculated automatically.
Upfront cash planning
Add estimates from your lender, escrow team and qualified contractors. This simple total does not account for deposits already paid, credits or prorations.

Interest over full term—
Upfront cash planning total—
Upfront total = down payment + entered closing/prepaid costs + projects + cash reserve. Full-term totals assume every scheduled payment with no refinance or extra principal.

Scenario A stays only in this open page. Calculator entries are not sent to the Boyenga Team.

Rate sensitivity

What if the rate changes?

Compare principal and interest at your entered rate and half a percentage point on either side. These are hypothetical calculations, not available offers. Other inputs stay the same.

The Eichler part of the budget

Budget for the house.
Not just the loan.

Condition before allowances.

Use the property’s inspections and service records to discuss roof, drainage, heating, slab, glazing and electrical questions. Ask qualified specialists for the scope and timing of any work. A flat maintenance allowance cannot replace that review.

A layout is not a renovation bid.

An archival plan can explain design intent. It cannot tell you today’s dimensions, structural constraints or the cost of a change. Separate essential work from optional design projects before putting a project allowance into the calculator.

Quote the actual property.

Get an insurance quote for the address and ask about coverage, deductibles and exclusions. Confirm expected taxes with the appropriate local offices; a seller’s historic tax bill may not represent your costs after purchase.

Useful answers before you make an offer

Does this include everything I will pay?

No. It includes only the values you enter. Separate assessments, supplemental property taxes, flood or earthquake coverage, moving costs and other expenses may apply. Loan payment totals are different from an ownership budget; HOA dues, utilities and reserves may be paid separately from your lender.

Why is mortgage insurance a manual input?

The amount and structure depend on the loan. CFPB explains that conventional loans with less than 20% down may require private mortgage insurance. Ask your lender for the applicable amount rather than assuming that a zero here means no cost.

Will my property tax match the seller’s bill?

Not necessarily. California change-in-ownership rules can trigger reassessment. Obtain a property-specific estimate and ask about supplemental bills. The annual tax example in this tool is not a county calculation or tax advice.

Does this determine what I can afford?

No. It does not evaluate income, debt, credit, loan eligibility or your full financial situation. Use the scenario to prepare questions for a licensed mortgage professional and compare their Loan Estimates.

How the estimate works: principal and interest use the standard fixed-rate monthly amortization calculation. Annual tax and insurance entries are divided by 12. Other entered monthly costs are added separately. Amounts are rounded for display.
