Eichler Post-Purchase Concierge
The keys are yours.
Let’s make the home truly yours.
Owning an Eichler is an ongoing relationship with light, landscape and thoughtful design. The Boyenga Team is your starting point for the questions that come after closing: who to call, what to prioritize and how to make changes that respect the home you fell in love with.
Start my ownership conversation →For new buyers and longtime Eichler owners. Tell us your neighborhood, your project and your timing.
A little expertise. A lot less guesswork.
After closing is where living begins.
Our Property Nerd approach starts with understanding the house before changing it. Use this concierge guide to organize your next steps, then reach out to discuss resources and potential professional introductions for your needs.
Settle in thoughtfully
Turn move-in logistics into a manageable plan: access, utilities, manuals, maintenance contacts and the inspection items that deserve early attention.
Build your ownership roadmap
Separate immediate needs from seasonal maintenance and future improvements. A clear sequence helps you avoid doing the same work twice.
Find the right specialist
Ask about introductions for your project—from radiant heating and roofing to glazing, landscaping and architectural design. Availability and fit vary by location and scope.
Make modern living feel personal
Bring your furniture, routines and wish list into the conversation. Explore design resources that work with open plans, glass walls, atriums and indoor-outdoor living.
Keep the house history together
Create a useful record of inspections, permits, warranties, materials and completed work. Your future self—and the next steward of the house—will appreciate it.
Stay connected to your home
Return with questions as life changes. A new project, a different space need or a future sale can all start with a conversation about the Eichler you own.
Concierge inquiries are a starting point for guidance and referral requests. Confirm service scope, availability and fees before engaging a provider. Professional inspections, design, repairs and construction are separately arranged and paid for unless expressly agreed otherwise.
Your first 90 days
Move in. Learn the house. Make a plan.
The strongest ownership plan balances the urgent with the important. Address safety and active problems promptly, then give yourself time to understand how the home actually lives.
Get oriented.
- Confirm keys, remotes, access codes and the transfer of connected-home accounts. Update access credentials you control.
- Organize utility accounts, waste collection, internet and move-in logistics.
- Locate shutoffs and the electrical panel; ask qualified professionals to explain unfamiliar equipment.
- Review inspection findings and identify unresolved items that need prompt professional follow-up.
- Keep emergency contacts, manuals and warranty information in one accessible place.
Establish a baseline.
- Arrange specialist evaluations recommended by your inspection reports.
- Photograph existing finishes, equipment labels and visible conditions before work begins.
- Learn the heating controls, irrigation schedule and roof drainage layout.
- Observe light, privacy, temperature and furniture circulation at different times of day.
- Create separate lists for repairs, routine care and optional improvements.
Sequence the upgrades.
- Develop a written project brief with goals, budget range and architectural priorities.
- Compare professional proposals using the same scope and assumptions.
- Check local approval requirements before committing to exterior or structural changes.
- Coordinate related work, such as roofing and rooftop equipment, before scheduling.
- Set a maintenance calendar based on the actual systems, inspection advice and manufacturer instructions.
Property Nerd principle: Solve causes before cosmetics. Document what exists, understand what a change affects and keep the sequence visible.
Know your Eichler
Give the distinctive details the right attention.
Eichlers vary by architect, tract, construction era and decades of alterations. Start with your property’s records and inspection findings. These prompts help you prepare for conversations with qualified specialists.
Radiant heat & slab awareness
Identify the installed heating system and its service history. If the house has in-slab radiant tubing, discuss its layout and condition with a specialist before drilling, anchoring, trenching or changing flooring. Ask how proposed materials and modifications could affect the system. An original plan is helpful context; it is not proof of what is installed today.
Roofing, drainage & rooftop equipment
Keep roof inspection and maintenance records, warranty terms and the roofer’s care instructions. Have a professional evaluate drainage concerns or evidence of leaks. Before adding solar, heating equipment or other roof penetrations, coordinate the trades and clarify responsibility for waterproofing and warranty effects.
Glass, doors & indoor-outdoor connections
Document glazing, seals, door operation and hardware. Ask a qualified glazing professional about condition, safety and replacement options for your particular openings. Compare sightlines, frame profiles, comfort and performance before selecting replacements. The goal is a solution that works technically and belongs visually.
Wood, finishes & original features
Photograph paneling, beams, cabinetry, siding and hardware before refinishing or removal. Identify materials and test proposed finishes with the appropriate professional. Keep samples and product information. Some changes are difficult to reverse, so give original details a deliberate review before demolition.
Atriums, landscape & everyday comfort
Watch how irrigation, drainage, planting and outdoor furniture affect the home’s edges and circulation. Plan shade and privacy while keeping useful daylight and views. Ask landscape and building professionals to evaluate moisture concerns and proposed changes near the structure.
Design with intention
Improve the experience. Respect the architecture.
A successful update begins with a specific problem: an uncomfortable room, limited storage, a poorly functioning kitchen or a maintenance issue. Write that problem down before choosing a product or a contractor.
- Define the outcome. Describe who uses the space, what is frustrating today and what would make daily life better. Include features you want to preserve.
- Understand the constraints. Ask the relevant city or county about permits and address-specific design requirements. Review applicable association rules and recorded restrictions with appropriate professionals.
- Map dependencies. Discuss electrical capacity, routing, structural work, drainage and system interactions with your project team before selecting finishes.
- Compare complete scopes. Request written proposals that identify assumptions, exclusions, allowances, approvals, schedule and change-order procedures.
- Document the finish line. Keep approved plans, inspection sign-offs, warranties, invoices and photographs of concealed work.
Our design lens: Preserve the clarity of the structure, the rhythm of the glass and the relationship to the outdoors. Then make room for how you live today.
Before choosing a service provider
Ask about experience with comparable Eichler projects, recent references, relevant licensing, insurance, written scope and warranty terms. Discuss who coordinates permits and subcontractors. A referral is an introduction; make your own selection based on qualifications, fit and a written agreement. The Boyenga Team is not the contractor or project supervisor.
The Property Nerds home file
Make your home’s knowledge transferable.
Create a digital folder with a simple index. Keep original documents intact and date your additions. Separate confirmed records from assumptions or informal notes.
The baseline
Purchase disclosures, inspection reports, surveys or plans you received, equipment information and dated condition photographs.
The work
Project scopes, contractor details, approved permits, inspection records, invoices, finish schedules and before-and-after photographs.
The care plan
Manufacturer guidance, service dates, warranty contacts, seasonal tasks and an updated list of unresolved issues.
Review the file after each project and before your next maintenance cycle. Good records support better decisions today and clearer conversations when it is eventually time to sell; they do not guarantee a particular resale result.
Questions after the keys
Post-purchase concierge FAQs
How do I request help?
Email Eichlers@Boyenga.com with your city or neighborhood, a short description of the project and your preferred timing. Tell us whether you need help identifying the next step or finding a type of specialist. Please do not email access codes or sensitive financial documents.
Are repairs or design services included at no charge?
This page does not offer complimentary labor, guaranteed discounts or an included design package. Ask the team about the resources available for your situation. Confirm all third-party costs and terms directly before authorizing work.
Should I remodel immediately after buying?
Address urgent issues first. For optional work, consider living in the home long enough to understand its light, circulation and comfort. That experience can sharpen your priorities and prevent a rushed project from solving the wrong problem.
Can you help with an Eichler-specific referral?
Contact us with the type of work and location. We can discuss potential resources or introductions, subject to availability. Evaluate each professional independently and ask about comparable work, qualifications and project terms.
What if I already own an Eichler?
You are welcome to reach out. Share what you are planning and what you have already learned about the house so the conversation starts in the right place.
Is this an emergency repair service?
No. For an immediate danger, contact emergency services or the appropriate utility. For urgent property repairs, contact a qualified service provider directly.
