Two Fairglen Eichlers, Two Paths to Market: 1673 & 1669 Fairwood Avenue
Fairwood Avenue, Fairglen · Willow Glen, San Jose 95125 One Eichler sold on the open market. Its neighbor is available quietly, off-market. Here's why that's no accident.
By Eric & Janelle Boyenga | Boyenga Team, Compass | Property Nerds®
On one short stretch of Fairwood Avenue in San Jose's Fairglen neighborhood, two 1960 Eichlers sit a few doors apart. They were built by the same builder in the same year, and both now show what the Eichler lifestyle looks like more than six decades later. This fall, they're also showing something else: how the way you bring a home to market can matter as much as the home itself.
1673 Fairwood Avenue went through the full public launch and sold on the open market. 1669 Fairwood Avenue is being offered off-market, to a smaller group of qualified buyers. Both are part of the Compass 3-Phased Marketing Strategy, and both are represented by the Eichler specialists at the Boyenga Team, the Property Nerds®.
If you're a buyer who's been watching Fairglen, or an Eichler owner wondering how to sell, this is a rare side-by-side look at both approaches on the same street.
Fairglen: Willow Glen's Best-Known Eichler Neighborhood
Fairglen is widely considered San Jose's signature Eichler community. Construction on the larger Fairglen tract began in 1958, eventually totaling roughly 250 Eichlers. The tract includes both courtyard and atrium models along Fairwood, Fairlawn, Fairorchard, Fairhill, Fairglen and several quiet courts off Booksin and Briarwood.
What makes Fairglen special isn't only the architecture. It's the combination:
Classic Eichler design: post-and-beam construction, walls of glass, radiant-heated slab floors, exposed beams and tongue-and-groove ceilings.
Willow Glen location: minutes to Lincoln Avenue's shops and restaurants, Downtown San Jose, Campbell and Highways 87, 17, 85 and 280.
Schools: homes on Fairwood Avenue are assigned to Booksin Elementary, Willow Glen Middle and Willow Glen High in San Jose Unified. Always confirm boundaries for a specific address.
Community: Fairglen neighbors are known for caring about their homes, and the neighborhood is a regular on Eichler home-tour circuits.
Because homes here change hands infrequently, every Fairglen sale gets noticed, and every Fairglen buyer wants to know about the next one before it hits Zillow.
1673 Fairwood Avenue: The On-Market Path
4 bedrooms · 2 baths · approx. 1,509 sq ft · approx. 6,386 sq ft lot · built 1960
1673 Fairwood is a courtyard-model Eichler that honors the original design while adding the updates today's buyers look for. Behind its private courtyard entry you'll find in-floor radiant heating, exposed beams, tongue-and-groove ceilings, original globe lighting and walls of glass. A brick wood-burning fireplace framed by floor-to-ceiling glass anchors the living room. The kitchen keeps its original sliding-door cabinetry, joined by a Jenn-Air cooktop and an undercounter wine refrigerator.
The practical upgrades are just as important in an Eichler: heat-pump units in every bedroom, an updated on-demand boiler and water heater, a membrane roof, skylights, indoor laundry and an attached two-car garage with original Eichler doors.
The result: listed at $1,998,000 on August 20, 2026, 1673 Fairwood sold on September 10, 2026 for $2,100,000, about 5% over the list price.
This is what Phase 3 of a well-run launch looks like. By the time a home goes live on the MLS and the public portals, the pricing has been tested and the buyer pool has been warmed up. The public debut then drives competition instead of guesswork.
1669 Fairwood Avenue: The Off-Market Opportunity
4 bedrooms · 2 baths · approx. 1,618 sq ft · approx. 6,470 sq ft lot · built 1960
A few doors away, 1669 Fairwood is a remodeled Eichler showcase home, and it's available off-market. That means no public MLS listing, no days-on-market counter and no price history on the portals. Qualified buyers get access through the Property Nerds®.
Some of the highlights:
A true resort atrium: a tranquil koi pond, wall-to-wall bench seating and a shade sail, surrounded by mature plants.
Gourmet chef's eat-in kitchen: custom cabinetry, quartz counters, both gas and electric ovens and cooktops, and sliders to the outdoor spaces.
Original Eichler character: a striking original brick fireplace and floor-to-ceiling glass in the living room.
Designer baths: a primary bath with dual sinks and a soaking tub, and a hall bath with an oversized walk-in shower.
Flexible bonus space: the garage has been converted into a family or media room with wall-to-wall storage, an office nook, laundry, transom windows and its own heat pump.
Resort-style backyard: an outdoor kitchen and barbecue area, patios, sun shades, a large jacuzzi spa and drought-tolerant landscaping.
Modern systems: tile flooring throughout, mini-split heating and cooling, and a newer membrane roof.

How Compass 3-Phased Marketing Works
Many sellers assume there's only one way to sell: put it on the MLS and hope. Compass takes a structured approach instead, launching a home in three phases:
Phase 1: Compass Private Exclusive. The home is shared privately with agents across Compass's network. Sellers can test price and gather feedback with no public days on market and no public price history. It's ideal for sellers who value privacy or who are still finishing updates.
Phase 2: Compass Coming Soon. The home goes public on Compass.com (and, per Compass, partner sites such as Redfin), building buyer demand ahead of a full launch. Days on market still don't start counting.
Phase 3: Full Market Launch. The home goes live on the MLS and every major portal, armed with real pricing insight and a warmed-up pool of buyers.
Compass reports that homes pre-marketed this way have closed for a 4.6% higher price, gone to contract 34% faster, and been 29% less likely to have a price drop (Compass data, 12 months ending March 2026). Every home is different, but the logic is simple: the market should never learn your home's price by watching it drop.
Fairwood Avenue shows both ends of that strategy. 1673 carried its momentum all the way to a public sale above list. 1669 is using the off-market phases, giving qualified buyers a quiet chance to act before anyone else.
Why Eichlers Need Eichler Experts
An Eichler isn't a typical tract home, and it shouldn't be marketed like one. The things that make these homes extraordinary can be misunderstood by buyers, appraisers and even agents who don't work with them every day:
Radiant heat has to be explained, inspected and valued properly.
Flat and low-slope roofs raise questions that a membrane-roof history answers.
Walls of glass and open atriums photograph beautifully, but only when the photography shows off the light and flow.
Original details like globe lights, Eichler garage doors, sliding-door cabinetry and brick fireplaces add value to the right buyer. Knowing who that buyer is makes all the difference.
For decades, Eric & Janelle Boyenga have represented Eichler buyers and sellers across Silicon Valley. As the Property Nerds®, they dig into the data (tract history, model types, comparable sales and buyer demand) to position each mid-century modern home for its best result, on-market or off.
