Orientation.
Establish the approach, entry and overall relationship of the spaces. A buyer should be able to understand how the rooms connect, not just admire a sequence of unrelated images.

Discuss my Eichler’s marketing plan ↗The architectural story
A strong Eichler presentation explains the relationship between spaces: the entry and courtyard, the living area and garden, the private rooms and the rest of the house. Individual features matter, but the connections give a buyer something to understand.
Our planning starts with the particular property. Which views explain its layout? Which details deserve a close-up? What documentation supports its history or improvements? What questions will an interested buyer bring to the showing?

Before writing a headline, organize what you know. Gather plans, available permit records, previous marketing materials, service history and your own improvement timeline. Mark which details are documented, which are your observations and which need confirmation.
That file helps keep photographs, captions, listing copy and showing conversations consistent. It also prevents an attractive but unverified claim from becoming the centerpiece of a campaign. An original-plan illustration, for example, needs to be distinguished from the house’s current measured layout.
The presentation brief
Establish the approach, entry and overall relationship of the spaces. A buyer should be able to understand how the rooms connect, not just admire a sequence of unrelated images.
Show the transition between interior and exterior spaces. Plan views that explain glazing, a courtyard or garden connection where those features exist in the specific home.
Give meaningful details their own frame: a retained finish, a thoughtful restoration or a distinctive structural rhythm. Pair the image with an accurate caption and supporting context.
Photography, video, floor-plan work, staging and other creative services should be selected around the property and the agreed campaign. We discuss proposed deliverables, timing and costs before production; every home does not need the same package.
Presentation begins before the camera arrives. Walk through sightlines, furniture scale, access to outdoor spaces and the way rooms are used. Discuss whether an item needs attention because of condition, clarity or visual distraction. Those are different reasons for doing work.
Original materials and distinctive details deserve a considered discussion before alteration. A presentation plan should also acknowledge maintenance and condition questions instead of trying to make them disappear through styling. Qualified specialists should evaluate technical issues and proposed work where appropriate.

A listing story should work at several depths. A first image earns attention. A clear description explains the home. A fuller property presentation helps someone investigate. A showing invitation makes the next step obvious.
In your consultation, discuss which channels fit the property, which materials they need and how inquiries will be handled. The conversation can cover a property page, listing presentation, architectural editorial, video and other agreed marketing formats. Specific placement, distribution and production are determined for the campaign.
Our iconic homes collection offers a way to explore architectural storytelling on this site. Examples are individual properties, not a promise of a particular sale result or media placement for another home.
Neighborhood information is most helpful when it answers a real question. Link to relevant tract research, explain which facts are property-specific and give buyers a way to investigate their own priorities. Avoid suggesting that a nearby school establishes eligibility or that a mapped campus proves a particular commute.
The Eichler Atlas, floor-plan library and showing notebook give visitors reasons to explore further. They also show how the Property Nerds connect design appreciation with practical research.
Start with the property’s condition, your timing and the questions likely to matter to buyers. Discuss preparation before ordering elective work. Some choices may support clearer presentation; others need technical review or may not fit your plans.
A marketing plan cannot guarantee price, timing or buyer response. Pricing and strategy should reflect the property, relevant market evidence and your objectives. Ask how the team would review feedback and adapt the plan.
Bring your address, timing, available records, a list of updates and the parts of the home you value most. Note any questions about preparation, occupancy during showings, production costs or launch sequencing.
