About Fairbrae
NEIGHBORHOOD FIELD GUIDE / SUNNYVALE
Fairbrae Eichler homes: look beyond the floor plan.
Fairbrae is a place to explore how an Eichler works at both the scale of a house and the scale of a street. Low rooflines, garden-facing glass, and the relationship between neighboring homes shape the experience. For a buyer, the most useful question is how a particular property carries those ideas into daily life.
This guide brings together neighborhood landmarks, architecture, purchase considerations, and reliable places to check proposed improvements. The live listings below cover Sunnyvale as a whole; ask Eric & Janelle Boyenga for a search focused specifically on Fairbrae.

Get to know the streets.
A 2016 City planning report documents an Eichler neighborhood around Hollenbeck Avenue, Torrington Drive, Spinosa Drive, and Sheraton Drive, including Tiffany Court, Templeton Court, and South Sage Court. That report concerns a particular rezoning area; it is a useful historical reference, not a boundary for every home marketed as Fairbrae.
When comparing addresses, walk the block and look at the relationship between houses. Consider the orientation of living-room glass, the placement of fences and planting, and whether outdoor areas give you the privacy and daylight you want. Repeat a visit at a different time of day before drawing conclusions from a single showing.
A neighborhood club, with its own membership.
The Fairbrae Swim & Racquet Club is at 696 Sheraton Drive, at Hollenbeck Avenue. The member-owned club lists swimming, tennis, pickleball, and other activities. It offers a concrete place to learn about one part of neighborhood life.
Homeownership and club membership are separate questions. Check directly with the club about current membership availability, costs, guest policies, and programs. A nearby house should not be assumed to include access.

Compare the architecture you will actually use.
During a tour, follow the path from the entry to the main living space and garden. An atrium, courtyard, or enclosed entry changes that experience. Look at the present configuration rather than relying on a model name, especially where earlier owners have altered the plan.
Daylight: evaluate glass, orientation, shading, and privacy together.
Circulation: consider how bedrooms, work areas, and shared rooms connect.
Original details: identify visible beams, ceiling surfaces, and other features you would want to retain.
Documentation: compare additions and alterations with plans, permits, and disclosures.

Check the address before planning changes.
Fairbrae’s preservation story includes resident efforts to retain the scale of its streets. Contemporary reporting from 2016 describes that work proceeding in small groups of blocks. It does not establish the current rules for every Fairbrae address.
Use Sunnyvale’s zoning information and address lookup and discuss the proposed work with the City. Review the City’s Eichler Design Guidelines early in the process. A neighborhood label alone is not enough to determine what can be built.
Buying or selling in Fairbrae.
For buyers, roof condition, drainage, glazing, heating systems, and the quality of previous work deserve careful review with qualified inspectors. Confirm school assignments directly with the district for the exact address. Try your likely commute and everyday routes rather than assuming a travel time from a map.
For sellers, assemble the records that help a buyer understand your home: an accurate floor plan, a clear improvement history, and photographs that show connections between interior and exterior spaces. Eric and Janelle can help shape preparation and pricing around your property and relevant comparable sales.
