About Fairwood
NEIGHBORHOOD FIELD GUIDE / SUNNYVALE
Fairwood Eichler homes: start with the right location.
For an Eichler search, a neighborhood name is a starting point. Fairwood’s story is easier to understand when you look at its streets, the individual house, and the relationship between the two. This guide focuses on Sunnyvale’s Fairwood Eichler area associated with streets such as Dartshire, Devonshire, Kingfisher, and Firebird.
Below you will find architecture and buying considerations, historical context for preservation efforts, and live Sunnyvale Eichler listings. Eric & Janelle Boyenga can help narrow the citywide results to addresses that fit your Fairwood search.

Read the neighborhood one block at a time.
Eichler Network’s 2016 reporting describes the Dartshire–Devonshire area between Flicker and Kingfisher as part of the larger Fairwood neighborhood. A separate 2017 City planning report documents an area near Firebird Way, Flamingo Way, Dunholme Way, and the Sunnyvale East Channel. These records help explain why a precise address matters more than a broad tract label.
Start your visit with the block itself. Notice the rhythm of low roofs, the locations of entries, and how planting and fences shape privacy. Then compare that street experience with the house’s interior: which rooms face the garden, which face neighbors, and how does the layout use the lot?

Preservation is part of Fairwood’s story.
In 2016, Eichler Network reported that residents on Dartshire and Devonshire pursued a single-story combining district before facing a specific redevelopment proposal. Later reporting recorded the City Council’s approval of a district covering a cluster of 36 Fairwood homes.
That history shows the importance residents placed on scale and privacy. It should not be read as a current zoning determination for an entire neighborhood. Review today’s City map, the Eichler Design Guidelines, and the specific proposal with Sunnyvale planning staff before committing to a renovation concept.
Evaluate the plan, the garden, and the systems.
Photographs can make two Eichlers look similar while their daily experience is quite different. During a showing, trace the route from the front door to the kitchen, main living area, bedrooms, and outdoor spaces. Look for places where later changes improved function—and places where they interrupted daylight or circulation.
Entry and outdoor rooms: assess how an atrium, courtyard, or garden is used today, including privacy and drainage.
Roof and structure: review inspection findings and the history of repairs or alterations with qualified specialists.
Heating and glass: identify the installed systems, service history, and the scope of previous replacements.
Permits and plans: verify additions, enclosed spaces, and other changes against available records.
Our floor-plan library can help you think about Eichler layouts. It is a design reference; the plans and measurements for a particular property must be checked separately.
A precise way to read the preservation record
The March 2017 City report describes a proposed 29-lot area around Firebird, Flamingo and Dunholme, identifying 28 Eichlers and one non-Eichler home at that time. Those figures describe the application area, not every Fairwood home. The report also separates design compatibility from the proposed single-story zoning change. Use its maps and address list as historical research, then confirm current requirements for the exact property with the City.
Bring four architectural questions to the next visit
Where does the plan open outward? Sketch the main living room’s connection to the garden and note which doors you would actually use.
What gives the house privacy? Compare the entry sequence, window positions, planting and fencing from normal standing and seated positions.
Where do old and new work meet? Photograph transitions with permission, record the room involved and request the corresponding plans or work records.
What would your proposed change affect? Describe its effect on light, circulation, roof form and neighboring windows before choosing finishes.
After touring, separate observations from documents and unanswered questions. Use the Fairbrae–Fairwood comparison guide to assign each follow-up an owner and review date. Bring the same questions to each candidate so a newly renovated kitchen does not overshadow an unresolved layout or condition issue.
Make the search fit your daily life.
Build a shortlist around the things a listing cannot answer for you: daylight at the hours you are home, noise in the outdoor spaces, storage, parking, and the route you will use most often. Check school assignments with the district for each address and try work and shopping routes at realistic times.
The search below includes Eichler listings throughout Sunnyvale. That broader view is useful when inventory is limited, but it does not mean every result is in Fairwood. Ask the team to review an address if the neighborhood designation is unclear.
Selling a Fairwood Eichler.
Your home’s strongest story may be an intact original feature, a carefully planned renovation, or the way its rooms open to the garden. Document those qualities before deciding on preparation. Pair photographs with an accurate floor plan and a concise record of improvements so buyers can understand what they are seeing.
Eric and Janelle can help compare relevant sales and develop a property-specific preparation and marketing plan. Their sale of Joseph Eichler’s personal residence is part of the team’s wider architectural-home experience.

Do all Fairwood homes have the same restrictions?
Check the exact address with Sunnyvale. Historical accounts of individual rezoning areas do not establish current rules for every home.
