About Palo Verde & Royal Manor, Palo Alto

Palo Verde is the south Palo Alto neighborhood bounded by Loma Verde Avenue, East Meadow Drive, Middlefield Road and West Bayshore Road. Its best-known Eichler tract is Royal Manor, about 200 homes built in 1957 and 1958. Many residents call the whole area Palo Verde, after the neighborhood elementary school.

History

Sources differ on the name: Eichler Network reports that Eichler called this area “Faircourt,” while Palo Alto’s tract inventory lists Faircourt as a separate tract next door. See our Faircourt page. Neighborhood lore credits a resident with persuading Eichler to add the swim and tennis club, which still anchors community life. Original homes in the area sold for about $15,000.

Remodeling rules

Royal Manor has no single-story overlay. An overlay effort stalled when some owners withdrew support, and Palo Alto adopted voluntary Eichler Design Guidelines in 2018 instead.
